Our role and our connection to the selling party

Buitenleven Spanje provides Dutch-language guidance on the purchase of a property. The properties we show come from the portfolio of the family company of our founder in Galicia. That company is the selling party and also carries out the viewings on site. We are therefore expressly not an independent buyer's agent and do not represent you as an independent party vis-à-vis that seller.

Our fee comes exclusively from you, as the buyer, in the form of a fixed amount agreed in advance. We receive no commission, referral fee, share of profit or other remuneration from the selling party, in any form whatsoever. Our fee does not depend on the level of the purchase price, nor on whether the purchase goes ahead.

Given this connection, we expressly advise you to bring in your own independent Spanish lawyer, whom you instruct and pay directly, and who checks the purchase agreement and the legal status of the property on your behalf.

What we are not

We're not a lawyer, notary, tax adviser, building surveyor, or mortgage broker. Everything we share is practical information, not legal, tax, structural, or financial advice. For those parts we refer you to independent professionals, whom you instruct and pay directly.

Information about properties

Details about properties on this site are compiled carefully, based on our own visits and information from the owner or their agent. Floor areas, plot sizes, build years, and cost estimates are indicative. No rights can be derived from the information on this website. Prices and availability can change without notice.

Cost estimates

Estimates of renovation costs, buyer's costs, and taxes are estimates based on the situation in 2026, intended to give an order of magnitude. Actual costs may differ. Tax rates are set by the Xunta de Galicia and the Spanish government and are subject to change.

Assignment and payment

An assignment comes into effect after written confirmation of the agreed work and the fixed fee. The introductory call is free and non-binding. Fees on this website are indicative; the amount confirmed in the assignment confirmation is binding.

Liability

We carry out our work to the best of our ability, but can't guarantee any outcome: not that a suitable property will be found, not that an offer will be accepted, and not that a purchase will prove free of defects. Our liability is limited to the amount invoiced for the assignment in question.

Governing law

Spanish law applies to our services, unless otherwise agreed in writing.
