About us
The Netherlands here, Galicia there
I live and work in the Netherlands. My father's company sells houses in rural Galicia. Buitenleven Spanje is the bridge between the two, for Dutch buyers looking for a house there.
The family company
The houses you see on this site come from my father's company in Galicia. He sells them, he does the viewings, and I'm the Dutch side of that story: I understand what a Dutch buyer is looking for, and I speak the language on both sides of the table.
That means we aren't independent, and I'd rather say so now than have you find out later. We don't search the whole Galician market for you — we show you what we have. What you're buying from me is the guidance: you pay me a fixed fee, and nothing comes to me from my father's company. That's also why I recommend you bring in your own lawyer.
What I do for you
I listen to what you're looking for and set it against what's in the portfolio. If it isn't there, I ask my father whether he can find something that does fit. And if it still doesn't fit after that, I'll say so — then you're better off elsewhere.
If you find something, I walk you through the whole process in Dutch: what's in the paperwork, what the next step is, and which questions to put to your own lawyer.
How we work
We take on a limited number of clients at a time, because this work doesn't scale without getting worse. We know every property from the inside. We invoice the buyer and no one else. And we say so when we think you'd be better off not buying — which happens more often than you'd think.
We're not lawyers and we're not tax advisors. For those parts we recommend an independent Spanish lawyer and a structural surveyor, whom you pay directly and who therefore work only for you.

Where we stand
Three commitments we hold ourselves to
Only you pay
We're paid by the buyer and no one else. Never a commission, kickback or 'thank-you' — not from my father's company either.
Name everything
Every property comes with what's wrong with it. If we discover a defect later, we report it — even if it costs the deal.
No manufactured urgency
No "there's another interested buyer." Buying a house in a foreign country isn't something you do under time pressure.
Fancy a conversation?
No sales pitch, no presentation. Just thirty minutes about what you're looking for and whether it's out there in Galicia.
