Dutch-language guidance in rural Spain

Room to breathe.

We help Dutch buyers find a house in the green, quiet part of Spain — in Dutch, from the first conversation to the notary. The houses come from our own family company in Galicia; the guidance is what you pay for, at a fixed fee.

What this is about

There's a Spain you won't find in the brochure.

Green instead of yellow. Mountains, forests, rivers, and an Atlantic coast where the weather still plays a part. Villages where the baker knows your name. Granite houses with walls seventy centimetres thick, and land around them that would be unthinkable back in the Netherlands.

It's affordable, it's quiet, and it's complicated to buy if you don't know the language and the rules. That's where we come in.

What we do

A Dutch point of contact, from first question to the keys

We're not an independent buyer's agent — the houses you see here belong to our own family company. What you buy from us is the guidance, and you pay for that with a fixed fee that doesn't rise with the price of the house.

Matching you with what we have

We listen to what you're looking for and set it against what's in our portfolio. If it isn't there, the question goes to our company in Galicia to look for something that does fit. If it still doesn't fit after that, we'll say so.

Check before you sign

Land registry against cadastre, zoning, permits, easements, outstanding debts, unpermitted additions. Most problems in Spain happen because nobody checked this before the sale.

Negotiate and guide you through

We handle the price negotiation, arrange your NIE number and Spanish bank account, and sit beside you at the notary. Afterwards we help transfer water, power, and the local property tax into your name.

Our approach

From first conversation to the keys

Buying in Spain takes three to nine months on average. We guide you through four phases, and you can stop after any of them.

Green hills and mist in Galicia

Why Galicia

The green northwest

Galicia is the corner of Spain where the Atlantic sets the climate. It rains here — which is exactly why it's green, and why it isn't crowded.

No rows of coastal apartment blocks, no streets where English is the only language you hear. Instead: rías cutting deep into the land, ancient chestnut forests, some of the best seafood in Europe, and house prices a fraction of the Costas'.

  • Four proper seasons, summers around 25°C instead of 40
  • Rich in water: rivers, springs, and 1,500 kilometres of coastline
  • Food and wine regions that are legendary within Spain itself
  • Airports at Santiago, A Coruña, and Vigo, with direct flights to the Netherlands

More about the region

Who we are

The Netherlands here, Galicia there

I live and work in the Netherlands. My father's company sells houses in rural Galicia. Buitenleven Spanje is the bridge between the two.

He knows the houses in his portfolio from the inside. I know what a Dutch buyer is looking for and walk you through the process in your own language. And from the very first conversation, we're open about who does what, and who pays us.

Clear from the start

What we do and don't do

What we do

  • Tell you up front that our houses come from our own family company
  • Be paid by you alone — never by any other party
  • Agree a fixed fee, not a percentage of the purchase price
  • Point out what's wrong with a house, even when it costs us the sale
  • Recommend you bring in your own independent lawyer

What we don't do

  • Pretend we independently search the whole Spanish market for you
  • Promise rental yields or returns
  • Give legal or tax advice — that's for a lawyer
  • Pressure you with "there's another buyer interested"
  • Take part in under-the-table payments at the notary

Wondering if this fits what you're after?

Book a no-obligation thirty-minute call. We'll tell you honestly what your budget is worth in Galicia, how long the process takes, and whether we're the right fit for you.
